A successful search begins with a clear idea of what you want in your new home. I counsel with you to clarify the must haves from the nice to haves. Identifying the areas, neighborhoods and home features that you desire will get us off to the right start in search of your new home.

Shopping for the home…

After establishing your home criteria, the search begins. As an experienced Realtor, I can quickly analyze and pre-qualify homes for you to view. This prevents you from wasting time shopping the wrong homes. You will see many homes on the internet, but few will best fit your criteria. Evaluating neighborhoods, schools, services, home amenities and trends are only a few of the considerations in selecting homes for you to tour.

Asking price versus sales price…

Studying the comparable active and sold homes is a must. I gather the information to help you analyze comparable features, condition of homes, market history and seller’s motivation. Prior to writing the offer, we also look at that community, schools and nearby resources. I carefully guide you through the offer and possible counter offer process, helping you to understand the negotiating steps that will get your offer accepted.

Understanding Inspections and Disclosures…

Whether buying a resale or a new home, conducting inspections is vital to the buying process. I will tell you what you need to hear, not what you would like to hear. Understanding the reports and disclosures is a very important step in the purchase. Some additional negotiating might be required. You deserve to have a clear picture of what you are buying. I want to help you avoid having big ugly surprises after you become the owner.

Getting to the close…

Moving toward the finish line, I will continue to follow up with the lender, title and escrow company, contractors and repairmen to keep the closing of escrow on schedule.
